Gas Certificates
It is the duty of a landlord to ensure that your property has a valid Gas Safety Certificate in line with the Gas Safety (Installation and USE) Regulations 1998 for all pipe work, flues and appliances. Under our full management we will arrange access for a Corgi Registered Engineer to perform the Gas Safety Certificate on your behalf if you don’t already have a valid certificate. We will diarise your renewal every 12 months so that you will always be covered.

Energy Performance Certificates
An Energy Performance Certificate gives detailed information on ways in which your property could be more energy efficient and recommendations for reducing carbon dioxide emissions. Since October 2008 it has been a requirement that all properties to be offered on a rental basis must have an Energy Performance Certificate in order to comply with EU’s Energy Performance of Buildings Directive (EPBD). The Energy Performance certificate is valid for ten years; and is only required on self-contained properties. Northern Apartments is able to arrange for your Energy Performance Certificate on your property.

Deposit Protection
From April 2007 the changes to the Housing Act 2004 have meant that it is now a legal requirement that any deposit held in relation to an Assured Shorthold Tenancy agreement must be protected within 14 days of receipt in an approved scheme. Under our full management service Northern Apartments protect deposits in the Deposit Protection Service Scheme.
